Major Causes of Concrete Settling

Poorly Compacted Fill Soil

 

Fill soil was probably used to level the ground before any construction or concrete was poured at your home, especially if you are in a new home. If you recently constructed a new driveway, patio, or sidewalk, fill soil was probably brought in to ensure an even, flat foundation for the pavement. Considering this, if the fill soil was not compacted properly, it will settle and compress with time, eventually causing sinking and cracking. In fact, settling can sometimes be very severe and could require immediate attention.

Changes in Soil Moisture

 

Settling will occur when soil moisture changes underneath a concrete slab. In fact, this moisture change can create voids in the overall volume of the soil. With this in mind, areas where the soil is made up of mostly clay, are affected the most. Given this point, clay will shrink and compact when it dries out. Whereas, the opposite occurs when it gets wet. Thus causing it to expand. The weather in Virginia varies with the seasons. Not to mention, that we are on the coast.

Washouts Underneath the Concrete

 

In general, there are many reasons why washouts may occur. In fact, the biggest is heavy precipitation. Erosion takes place not only from natural causes. But also from leaky sprinklers, plumbing lines, or by accidentally leaving a hose on for an extended period. With this in mind, washouts come about when these water incidents get under your concrete slabs. As a result, causing your concrete to sink.
