Major Causes of Concrete Settling

Poorly Compacted Fill Soil

Fill soil was probably used to level the ground before any construction or concrete was poured at your home, especially if you are in a new home. If you recently constructed a new driveway, patio, or sidewalk, fill soil was probably brought in to ensure an even, flat foundation for the pavement. Considering this, if the fill soil was not compacted properly, it will settle and compress with time, eventually causing sinking and cracking. In fact, settling can sometimes be very severe and could require immediate attention.

Changes in Soil Moisture

Settling will occur when soil moisture changes underneath a concrete slab. In fact, this moisture change can create voids in the overall volume of the soil. With this in mind, areas where the soil is made up of mostly clay, are affected the most. Given this point, clay will shrink and compact when it dries out. Whereas, the opposite occurs when it gets wet. Thus causing it to expand. The weather in Virginia varies with the seasons. Not to mention, that we are on the coast.

Washouts Underneath the Concrete

In general, there are many reasons why washouts may occur. In fact, the biggest is heavy precipitation. Erosion takes place not only from natural causes. But also from leaky sprinklers, plumbing lines, or by accidentally leaving a hose on for an extended period. With this in mind, washouts come about when these water incidents get under your concrete slabs. As a result, causing your concrete to sink.

 Trustindex verifies that the original source of the review is Google. I had some work done to level my porch in late 2023 as a requirement of my purchasing the property. After a few months it had sagged a bit and after talking with Slab Rescue, we agreed to leave it until the end of summer.
They came a few days ago and re injected their stuff and made it good again as per their warranty.

Eric provided me with an extremely reasonable quote based on a picture I sent him of my pool deck where the slab sections were dropping away from the pool (after 14 years). I thought the quote was too good, so I asked him to look at it in person. He confirmed the quote. One section had nearly 1-1/2 inch drop. The uneven concrete was causing my coping and pool liner to be uneven (the liner was pulling out of the track). Eric came out the next week and my pool concrete looks as level as the day it was poured. Unfortunately one of the four sections that were leveled dropped about 3/8 of an inch by the end of the day after the repair and Eric scheduled to come back and fix it right away. I think that the section dropping is very unusual but I saw the size of the void under the concrete section that dropped when it was initially lifted - it was huge. I'm very pleased and would hire slab rescue again without hesitation.
